We focus on building custom homes and select large-scale renovations in Southern Vermont. Every project is tailored to reflect the client’s vision, lifestyle, and the unique character of the site.

Where do you typically build?

We primarily work in Southern Vermont — including Manchester, Dorset, Stratton, Okemo Londonderry and the surrounding mountain communities.

How many homes do you build each year?

We build around five custom homes each year, which allows us to stay hands-on and attentive to every detail.

Process & Timeline FAQs

What is your process for starting a new project?

We begin with a Pre-Construction Agreement, which gives us time to understand your vision, set a budget, and create a clear path forward before breaking ground.

When should we engage you - before or after hiring an architect?

Either works! Some clients come to us first, others after they’ve chosen an architect. We’re happy to recommend designers we trust if you’d like guidance.

How long does it take to build a home?

Most of our custom homes take 12–18 months from start to finish, depending on complexity, size, and permitting.

How do you handle budgets and allowance?

We create a detailed budget with clear allowances so you know exactly what’s included and where you have flexibility to customize.

Financial FAQs

What's included in your pricing?

Our budgets are comprehensive — covering everything from site work to finishes — with allowances for items you’ll select, like appliances, tile, and lighting. They don’t include landscaping, the building lot or your design fees.

Do you offer fixed-price or cost-plus contracts?

We work exclusively on a cost-plus basis.

What is required for a deposit?

A $10,000 deposit is collected with the Pre-Construction Agreement and applied toward your overall project budget.

Communication & Project Management FAQs

How will I stay informed during the project?

You’ll receive regular updates through our project management platform Monday.com to track selections, budgets and schedules, and you’ll have direct access to your project manager.

Who will be my main point of contact?

Your project manager will be your day-to-day contact, supported by our office team and trade partners.

Design & Build FAQs

Do you provide design services in-house?

We don’t have an in-house architect, but we collaborate closely with designers and architects and can recommend excellent local partners.

Do you have a cabinetry/millwork shop?

Yes! We have our own millwork shop, which allows us to offer fully custom cabinetry and built-ins.

Do you handle permitting and code compliance?

Absolutely. We take care of permitting and ensure your home meets or exceeds Vermont’s energy and building codes.

Do your homes meet Vermont's energy standards?

Yes. We design and build to meet or exceed Vermont’s Residential Building Energy Standards (RBES).

Do you warranty your work?

Yes. We stand behind our craftsmanship and provide a warranty to give you peace of mind after move-in
