Our Pre-Construction Process

At Londonderry Building Company, we believe a successful home starts long before the first shovel hits the ground. Our Pre-Construction Process is designed to foster collaboration, align expectations, and set your project up for success—while making the experience as smooth and rewarding as possible.

Here’s how we approach it:

1. Initial Conversation – Let’s Get to Know Each Other

The process begins with a casual, no-pressure conversation. This is where we get a feel for your goals and help you understand how we work. We'll typically touch on:

  • Scope of work: New Construction Project

  • Project location: Site-specific factors help us plan accurately.

  • Timeline: When you’d like to start, and when you’d like to be done, and can that work with our schedule

  • Budget: A transparent conversation to align vision and investment.

This first step is all about fit—both for your project and for our team.

2. Pre-Construction Agreement (PCA)

If it feels like a good match, we move forward with a PCA:

  • $10,000 deposit (non-refundable)

  • Locks in a time slot on our production calendar for 60 days

  • Moves us from discovery into active project planning

It’s your commitment to working with us—and our commitment to getting it right.

3. Collaborative Budgeting & Value Engineering

During the PCA window, we’ll partner closely with you and your team to shape the details of your project to help us provide a more accurate budget. This includes:

  • Refining key decisions such as HVAC systems, exterior cladding, window packages, etc.

  • Value Engineering (VE) to explore cost-effective solutions without compromising design

  • Delivering a clear, detailed project budget that reflects current pricing and priorities

We treat this as a working partnership—not a guessing game.

4. Construction Agreement

Once the planning is in place and the numbers are clear, we’ll sign the Construction Agreement to formally kick off your build. At this stage, we’ve set the groundwork for a smooth execution phase—and we’re ready to go.

5. Selections & Checklists

With construction prep underway, we begin working through the finish details:

  • Selections process: From flooring to fixtures, we help guide or coordinate your choices

  • Organized checklists and timelines: Managed in Monday.com so you stay informed and on track

  • Whether you’re working with a designer or not, we’ll make sure the process feels manageable and creative—not overwhelming
